Quick answer
A whole-home plumbing inspection in Colorado Springs covers what a general inspector skims: static pressure at a hose bib (above 80 psi calls for a working pressure regulator), the main shut-off, water heater age and venting, gas connectors, and every fixture and drain. On an older house, the sewer camera run is the add-on that matters most.
What is included
What our inspection covers, item by item
Inspection scopes vary widely between plumbers. Ours includes these.
- Main shut-off operation
- Static pressure and regulator
- Visible supply pipe material
- Water heater age, venting and T&P valve
- Gas connectors and appliance shut-offs
- Fixture stops and faucets
- Toilets, seals and flushing
- Drain flow at every fixture
- Sewer camera run when added
What a plumber checks that a home inspector skips
We put a gauge on a hose bib and read the static pressure, operate the main shut-off to see that it closes, read the water heater's data plate for age, and check its T&P discharge, venting and gas connector. Under sinks we look for stops that will not turn, saddle valves and slip joints taped instead of tightened. Then we run every fixture and watch the drains.
A visual inspection cannot see inside the sewer lateral, so we recommend a sewer scope on any house old enough for clay or cast iron. When something needs work, such as a failing pressure regulator or a water heater near the end, we rank it honestly: now, soon, or watch it.

Inspection before you buy
The time for a plumbing inspection is inside your contract's inspection window, while findings can still shape the negotiation. We focus on what is expensive to fix after closing: the sewer lateral, the water heater, the main line where it enters, any polybutylene or galvanized supply, and the gas piping to appliances. You get a list of findings with photos and our plain read on what each would involve. We do not tell you whether to buy the house; we tell you what its plumbing will need.
Inspection before a military move
A PCS move compresses everything: selling a house, turning it into a rental, or buying the next one from a distance. If you are listing or renting before you leave, an inspection catches the slow vanity leak, the weeping relief valve or the rocking toilet before a buyer's inspector or a tenant does. If you are arriving and buying sight unseen, we can inspect while you are still on the road and walk you through the findings by phone or video.

Yearly check on an older home
On a house with original plumbing, a yearly visit catches things while they are small. We check the water heater and its drain valve, look for corrosion at copper and galvanized joints, exercise the main shut-off and fixture stops, test pressure and run the drains for slow spots. It is also when we flag galvanized pipe that is losing flow or a sewer line due for a camera. Many items on a yearly list are small fixes we can make on the spot.
Local conditions
Orders, resales and a younger housing stock
HUD counts more than 65,800 active-duty and civilian personnel across Fort Carson and the area's other military installations, and about 70% of military personnel live off base, so a lot of Colorado Springs homes change hands on orders. Existing home sales in the metro reached 12,000 in 2023. The housing is younger than most of the country, with a median build year of 1990, which puts many homes at the age when original water heaters, pressure regulators and fixture valves wear out together.
Cost
What a plumbing inspection costs
Price follows the size of the house and whether a sewer camera run is added. These published national ranges are context, not our price.
What moves the price
- Square footage and number of bathrooms
- Sewer camera run added
- Number of water heaters, softeners or boilers
- Gas appliances to check
- Crawlspace or finished basement access
Ranges are published market figures for planning, not a quote. We price your job after we see it.

How the job runs
What happens during the inspection
Meter and main
We find the main shut-off, confirm it closes, and note the service pipe material where it enters.
Pressure
A gauge on a hose bib shows static pressure and whether the regulator is holding.
Water heater and gas
Age, venting, T&P discharge, gas connector and sediment.
Every fixture and drain
Stops, faucets, toilets and showers run and checked, then fixtures drained together to load the main.
Findings walk-through
We go over what we found in order of urgency, with photos.
FAQ
Plumbing inspection questions from buyers and owners
A home inspector covers the whole house in a few hours, and plumbing is one checklist among many. We focus on plumbing alone, operate valves inspectors usually leave alone, measure pressure, and can add a sewer camera run.
Less often, but newer plastic lines can still belly from settling or be damaged during construction. On a house with clay or cast iron we would not skip it. See sewer scopes before buying.
Yes. Someone has to let us in, usually the listing agent or a property manager. We call you during or after the visit, send photos and talk through each finding so you can decide before your deadline.
If you own the house and want a small item fixed, such as a flapper or a loose supply line, we can often do it on the same visit. On a house you are buying, repairs wait until it is yours or the seller agrees.
We note visible lead or galvanized service pipe, but we do not run lab water tests. If lead is a concern, a lab test is the right step, and replacing the service line is the fix.
